The Role:  Senior Project Manager
Location:  Cedar Park, Texas

The Role

The Sr. Project Manager oversees all aspects of project execution within the business and is responsible for supervising and developing project management staff, working with the general superintendent in all aspects of field labor, and delivering all projects within the standards of quality, safety and schedule while exceeding the customer’s expectations. First Line ownership/ accountability/ responsibility for project execution within the company No Excuses. Develop other project managers and the companies processes relative to project management. Maintain and act in accordance with the Company’s “Core Values” and to “Lead by Example.”

Responsibilities

Project Management

  • Total responsibility of executing projects of all sizes and multiple concurrent projects through the project life cycle.
  • Lead other project managers and project management staff as required on projects
  • Champion of project safety. Maintain a safe and secure work environment through maintaining safety meetings, incident investigations and employee involvement.
  • Identifies required resources to achieve project goals and work with company leadership to ensure needs are met.
  • Generates preliminary assessments, technical solutions, fee proposals, presentations, studies, and general support.
  • Transitions project management and engineer activities from design to construction phase and construction to completion phase.
  • Communicates with the General Contractor, Architect, Engineer, Owner, and other stakeholders.
  • Supports and provides input to development strategies, goals, and objectives specific to project execution at each project phase.
  • Develops and manages project plans, schedules and scopes of work.
  • Defines project responsibilities to project management, engineering and field staff.
  • Assists the business development team in responding to requests for proposal and bid process. Create a loyal set of customers through excellent project execution.
  • Assess site safety and implements actions to prevent injury to property and personnel.
  • Ensures safety compliance of subcontractors and all on-site personnel.
  • Drive cash flow by establishing front loaded schedule of values, timely & accurate billing, collection of payment and cash management of subs.
  • Responsible for obtaining and coordinating appropriate lien waivers, state notifications and tax documentation as required.
  • Complete all required project closeout documents.
  • Coordinate all startup and warranty activities.
  • Build and maintain strong relationships with customers, vendors and subcontractors.

Project Controls

  • Meet or exceed all financial budgets and labor productivity goals.
  • Assumes financial responsibility for project including accurate, timely and relevant reporting to stakeholders.
  • Facilitates invoice payments from clients and to subcontractors.
  • Reviews and approves subcontractor billing.
  • Identify change conditions, maintain change proposal log and estimate and sell all change proposals.
  • Monitors, controls and reports on the financial performance of projects.
  • Documents and resolves subcontractor and vendor billing issues.
  • Drafts subcontracts and purchase agreements.
  • Creates and maintains network and hardcopy files.
  • Prepares or supervises the preparation of Submittals, Operation & Maintenance Manuals, Expediting Reports, Change Order Log, RFI log, Correspondence Log, etc.
  • Assesses any potential job cost impacts, submits, negotiates and tracks all change orders requests.
  • Prepares or supervises the preparation of Job Start and Project Closeout materials.
  • Reviews contracts, drawings, specifications and other resources to answer questions in a timely manner.
  • Ensures that all material and equipment is purchased in a timely and cost-effective manner.
  • Evaluates bid estimates, develops cost codes, establishes definitive budgets, develops manpower plan with Superintendents, and monitors field labor progress.
  • Takes responsibility for the development and implementation of a comprehensive construction plan.
  • Drive cash flow on all projects ensuring all projects are properly front loaded and billings are timely, accurate and complete. Leverage relationships with customers to ensure timely collections.
  • Monitors progress towards goals to anticipate potential problems.
  • Delivers accurate and timely data to support project forecasts.

Team Leadership

  • Mentors project team members and other project managers.
  • Ensure the training and development of all project managers.
  • Develops project staffing plans to include labor, subcontractors, etc.
  • Establishes and leads associated meetings.
  • Define individual project responsibilities and accountabilities.
  • Maintain company culture and core values.
  • Other duties as assigned.
